The construction documentation process begins with Schematic design or the conceptual design stage. In this stage the concepts are translated into physical drawings. The schematic designs don’t go into much detail and only include preliminary drawings such as floor plans, elevations, and a site plan, if applicable. For the most part, the schematic design doesn’t include the final materials. If required the designer and consulting engineers can prepare a broad narrative that describe the project and the kind of MEP systems they will use.
In the Design Development stage the design is advanced slightly. The important aspects of the project are defined and developed. The interior layouts, exterior, room layouts, room sizes, materials etc. are designed while the architects also collaborate with the engineers to develop further develop the HVAC, plumbing, and electrical systems. The end deliverables at the end of this stage include a more detailed set of drawings than in the schematic phase as well as a specification book, which can be thought of as written instructions for the drawings.
Finally, there is the construction documentation stage which include all necessary technical information. The final set of drawings and specifications will include all the information that the company or building owners will need to gain necessary permits from local authority. The deliverables in the construction documentation phase are complete set of drawings and specifications, referred to as the construction documents. These will be submitted for the permit and given to contractors to develop bids/quotes for the work. Again, an updated cost estimate is usually produced as well. Construction Documents are ultimately used for onsite construction.
